Dual Pitched Mansard Roof
The chartered surveyors CS2 asked DJM Aerial Solutions if they had the capabilities to survey the type of roof getting into the valley between both pitched areas. The residents of the building had been complaining that the roof was leaking internally and causing major problems with damp and mold in the upper portions of the building.
The appointed building surveyor had hired a MEWP at a cost of several thousand pounds to assist with the survey, however, the boom of the MEWP was not able to manipulate the areas required for the survey and struggled to navigate the mansard roof portions.
CS2 explained this to DJM Aerial Solutions and the property situated in Beverley, Humberside was becoming increasingly run down and the landlord required a thorough photographic condition report of the Mansard roof asset. DJM Aerial Solutions arrived on site prior to the retail outlet opening and began the survey.
Issues Found
Dan Maine from DJM Aerial mentioned,
“It became immediately clear Once the UAV was airborne that the original roof had been subject to poor workmanship, with the new roof tiles laying on top of the original set in areas, and lead flashing around transitions and penetrations very poorly dressed. Rainwater gulleys and drainage systems were subject to debris from the Mansard walls and allowing blockage of the downpipe which in turn allowed back up of the water within the gulley to climb the hung tiled fascia of the mansard pitch causing penetrating damp to set into the membrane and surrounding areas..”
According to DJM, there were several other issues surrounding the build inclusive of rotten windows and poor masonry work. Which would not have been visible from anything other than a scaffold which of course is none cost effective in comparison.
Point Cloud / 3D Model
DJM Aerial Solutions were on a tight-knit schedule due to the area being congested after retail opening hours and sign off from the retail outlet manager so had to operate quickly. The general rule would be to analyse the issues around the roof on site and during the first pass and determine the areas that may require further analysis to concentrate on later into the survey.
A spokesperson from DJM Aerial told us
“we decided to better use the time to carry out a set route and record detailed video footage of the outlet. Without concentrating too much on the actual issues, Which would, of course, eat into our time. Our plan was that we would record the entire roof area and render from that still slides from the footage to build a dense point cloud and 3D image allowing us to analyse the roof condition in real time”
